There are many different types of properties that use restricted access. Apartment complexes, various businesses, even residential homeowners use gates as a security measure. Regardless of where it is used, most of these units have some sort of opener. You want to make sure that your gate remote and the opening system are functional at all times. Here are some maintenance tips to ensure it works properly.
Most openers these days don’t need much maintenance service, but it is best to be preventative. For those models that use an actuator arm, there is something you can do to make sure that it is operating to its fullest at all times. Simply use a silicon spray and apply it directly to the tube that goes in and out of the arm. The spray will help keep the seal flexible and will prevent the arm from freezing up during the cold months.
Hinges
You can check to make sure you don’t need gate hinge repair by examining the hinges on the gate doors. If you have the swinging model, there should be grease fittings that will need greased a few times a year. You can also check the hinges by removing the arm and manually opening and closing to see if it is working properly. Make sure that everything is solid and tight.
Chain Maintenance
You want to avoid a sliding gate chain replacement so it would benefit you to make sure that the chains are in good working condition. Chains will need to be oiled periodically. If they are not, they will freeze up and cause the gate not to work. If not treated correctly, it can lead to major problems in the future.
Pad Mount Openers
The other type of opener is another that needs little maintenance. These systems will only need some oil or grease applied to the joints to keep them moving. Check them periodically to avoid gate repair down the road.
